In today’s flailing housing market, showing your home could be the make-it or break-it deal for perspective buyers.

Here are some tips for making your home feel as homey to other families as it is to yours.

1. No nonsense, neutral colors. As your friend, I love the personality that comes out in your bright orange hallway or your starry-night inspired navy-blue bedroom. But potential buyers are not as forgiving. Rule number one in selling your house: painting it in complimentary neutral colors.

2. KISS- Keep it simple, sweetie. Minimize those flashy decorations. Decide on one focal point in your freshly-painted rooms and throw in one vibrant accessory, like an eye-catching painting or an antique red vase. And yes, someone’s neon green, flashing beer sign in the basement may have to silently disappear.

3. Keep it in ship-shape. Cleanliness is next to Godliness, especially in the realtor’s world. Not very many minds can see through the grub and grime to the sparkling jewel that lies underneath. Scrub your house down regularly and thoroughly. And make sure all pet waste is removed from the yard.

4. Along the same lines, run a tight ship. Clutter on countertops and floors can visually diminish the spaciousness of your house. Pick up toys, paperwork and art projects from the surface tops and floors of your house or have a yard sale to get rid of everything you can live without.

5. If you can’t beat it, bake it. That brownie mix in your pantry has a new purpose, and don’t underestimate the power of scent. Bake brownies or cookies before potential buyers come over, filling your house with a rich aroma that smells so good, they could buy it. And don’t forget to leave bottled beverages to wash down those tasty delights.

6. Let there be light! People respond positively to areas that are well-lit. Open your blinds and your curtains and make sure that all light bulbs are working outside and inside the house.
